Looking to buy a new home? Check The Most Important Factor – Electrical Safety!

Introduction

Buying a home often costs a lifetime of savings. However, investing in a home without checking on the electrical safety of the building can be very risky.

The increased standard of living of an average Indian household with economic growth has also increased our dependence on electricity in our day-to-day lives. This also means a typical household has more electrical appliances today than ever. Also, the common trend in urban India is high-rise residential construction with the increase in density of population per square foot area. Considering these facts, we need to give the electrical wiring attention and follow safe wiring practices to avoid fire accidents.

In India, homeowners are not involved in deciding electrical wiring matters due to the application’s concealed nature and limited knowledge. Houses tend to focus more on sanitaryware, tiles, paint, electrical accessories, etc. However, considering the importance of electrical wiring for the overall safety of the household, homeowners must be involved and ensure good wiring practices are followed by the developers /contractors.

Electrical safety hazards in buildings are not visible to home buyers at first glance.

When buying a new home, it is only natural to check what is visible to the eyes. However, most electrical safety hazards may not be visible at first glance. For instance, as a home buyer, the number of electrical points the builder gives for ACs, TVs, Fridge, etc., is routinely checked. But it is rare for anyone to enquire about the type and quality of electrical wires and cables that run behind these points.

According to recent surveys, a staggering 67% of apartment buyers overlook electrical safety while searching for a new home.

Electrical fire safety of residential buildings is at risk considering the rising heights, the significant number of electrical devices in every home, and the lesser space for electrical installations in general.

I. Copper wires guarantee excellent electrical safety.
When considering electrical safety, the choice of wiring material plays a key role, and copper emerges as the champion in this aspect. Copper wiring offers a blend of durability, conductivity, and safety that are difficult to match. With its remarkable heat resistance and excellent conductivity properties, copper wiring significantly reduces the risk of overheating and short circuits.

II. Improved electrical infrastructure in buildings.
Copper’s ability to carry high currents without succumbing to wear and tear makes it an ideal choice for modern electrical systems. Its flexibility also simplifies installation, reducing the likelihood of errors that can compromise safety. Unlike alternatives, copper doesn’t rust easily, ensuring your apartment’s electrical infrastructure has a longer lifespan.

III. Overcoming electrical safety risks to your property.
While factors like location, layout, and amenities are essential, a thorough electrical system inspection is equally vital. An assessment of electrical installations can disclose hidden dangers like faulty wiring and non-compliance with National Standards & Codes, ensuring an informed choice. A minor oversight can lead to devastating consequences, including fire hazards, electrocutions, and substantial repair costs.

To ensure your investment is sound and secure, prioritize these electrical safety checks:

1. The right selection of Wires and Cables:
Ensuring wires & cables are of reputed brand with ISI mark.

2. Wiring specifications:
• For light electrical loads (tube lights, fans, etc) of less than 250 watts, use 1.5 Sq.mm copper wire.
• For medium electrical loads (TV, refrigerator, computer, music system, etc) between 250 watts to 1000 watts, use 2.5 Sq. mm, copper wires.
• For medium-heavy electrical loads (air-conditioners, geysers, grinder, washing machine, oven, etc.) between 1000 watts to 3000 watts, use 4 Sq. mm copper wires.

3. Planning and designing of an electrical circuit:
• Ensure the electrical points are planned correctly in the house, not only for present use but also for future applications.
• Ensure independent circuits for each room.
• Higher load gadgets in separate circuits like AC, geyser, heater, iron, etc
• Ensure primary circuits are Isolated and connect them to a Miniature Circuit Breaker (MCB)
• Circuits should be further sub-distributed for each room.

4. Correct earthing practices to avoid electric shocks.
• Earthing wire should be of the same size as Phase & Neutral
• Use copper wires, plates and rods for earthing, as galvanized iron plates and rods tend to rust and disintegrate.

5. Periodic inspection of electrical installation for long-term safety.

Conclusion

When you prioritize electrical safety, you not only protect your investment but also ensure the well-being of your loved ones. Remember, an aesthetically pleasing apartment is incomplete without a secure electrical foundation.

Make an informed choice – prioritize electrical safety!
